2 Questions Regarding Houses

Firstly, I've bought a fairly cheap house in Bowerstone Market - Old Town Road (the one that gives you the speed boost) and I accidentially smashed its windows. I saved afterwards foolishly assuming that they would return to normal the next time I visit but I've been dissapointed several times and it simply ruins the appearance of my house. Do windows ever respawn? Is there a way of replacing or fixing them?

Secondly, I've bought all the 5-star furniture from Bowerstone's furniture store, put them all in my house, saved and sold it. The new price is more than double the base price - no achievement. Is this because the property costed a lot more than the base price shown when bought? Which house can I buy which is cheap enough but also has enough furniture in to make this achievement work? Or do I need to buy 4-star stuff as well (or wait until more 5-star stuff comes) and replace absolutely or almost everything in my house before saving, selling it then reloading?

Unfortunately; I believe that once Windows have been broken; and you have Saved; there is no way of Repairing them :(;
There is a House you can buy that will Guarantee you the Achievement; and that is the first House on the Right that you see when you go down the steps in Bowerstone Old Town; it costs around 4,000 Gold; if then you replace All Furniture with 5 Star Furniture; the House can be Sold for Twice its Value; I have done this on 2 seperate Saves; and recommended it to Friends; and it has worked every time;
There is also a Furniture Store in Bloodstone; as well as Bowerstone Market; and sleeping for 7 Days will enable them to Restock;
