I don't think you can access it until after you do the Escort Traders Through Darkwood quest. So, yeah. If you walk around the world first chance you get when you leave the Guild for the first time, don't bother trying.

You can sleep with Polly for 10gold and then get the pimp hat, then give Mr. Grope 6 beers, a cut scene will ensue, you take him upstairs, he talks about where the deed is hidden,
you go down to the lake that's near the bordello, and dig in front of some fairy looking thing. Go talk to the main whore standing next to grope.
Then you have the option to keep it open for money or to turn it into a house for women.

Take my advice, do not waste your time going to that pathetic place. (Unless you're going to get the 400 good points which is what I do). The Bordello is a serious waste. And without the deeds it's a serious drain on gold. And it's rather sucky of a place. Rather than putting a whore house in the game they should of established a Darkwood Village, but oh well I've said that a dozen times already. Not gonna change what's sitting on the game disc.
