trying to be a perfect landlord

after a while playing i found something interesting that i have no idea how to really figure out.

i was upgrading the two houses wich are exactly the same in brightwall and i replaced the furniture with the exact one from it's next stage. a few strange things happened along the way.

1. one of the houses just skipped a 2 items when going from worn to average
2. when i got to luxury condition the other house got to a wierd perfect condition in wich it is worth more then it is supposed to.
3. another house in brightwall jumped to this wierd perfect condition and stood for sale at a 100% for 19900.

i was actually trying to do exactly that as i have seen in a previose playthrough that the outer house of brightwall did that and was for sale for around 40000

another thing that i noticed is that in this perfect condition the houses look diffrent then they would otherwise with custom decorations on its shelves.

does anyone knows how to reach this perfect condition with houses?

edit - and just now after i finished writing this two-knocks the house close to the academy did his jump and stood for sale at the price of 16000 in 76%
 
ok, if it interests anyone.
after many hours of messing with this i can summerise that the houses have a "prebuilt" condition that they will get to according to one of three factors that i did not determin yet.
1. how much money the hero has or spent
2. the furniture condition of the houses in the same town
3. the furniture that are on sale at the local vendor

i think it is not 3 as there is no vendor in the dweller camp and yet after upgrading the "winter cabin" all the prices of every other caravan raised in about 10 gold

the "prebuilt" condition of the house is worth significantly more then the usual one
"the old smokehouse" and the "mourir's mansion" wich have the exact same price had nearly a1000 gold diffrence (selling price) when one was in a "prebuilt condition" but the other wasn't
just to be clear - the other one refreshed itself into the prebuilt condition as well and they both now have selling price of 8382

i assume that there are 5 prebuilts for each house
on this forum there was one guy who asked for help because all his properties jumped to ruined condition.

still looking for how to trigger it
 
well, it seems it is much simpler then i thought.
searching a bit i found out about the economy system (didn't play fable 2 so i had no idea).
i was basically encoraging the economy system and that triggered after a while the new prebuilds.

if anyone is looking for this information the main advice in this topic that i could give them is:
if you get a house to a luxury prebuild condition, don't change anything in it as it will only lower the price and i don't know if getting back to it is possible

edit - a few more thoughts on the subject...

the economy system can drive you insane in this game - you might find out that all your hard work on furnishing your house went down the drain because the economy dicided to turn all your houses all the way down.
the advice on that subject is to allways set the rent on low and the prices in the shops on high.
that in my experience gives a good growth to an area and should keep the houses in good condition.

furnishing yourself is completly useless unless you are trying to build the initial economy of an area so don't try to furnish every house you have, only one in a city if you want to and then follow the low rent high prices policy.
