Xtreme Lag and glitches.

So far since I got F3 I have had a lag at certain points of the games always. Does anyone know of any patch? The major glitches are when I go to the sanctuary and return to the game the crumb trail will will disappear entirely, my dog will disappear , or quest will vanquish and all I can do is interact with the NPCS.

They tried to do too many graphic bells and whistles and the 360 can handle it. They need to reduce the graphics quality a tad and up the fps...
