Because these are leaked from the campaign and some from maps not in the beta. And the pimped Warthog wasn't in the beta, nor was the menu (general menu, not just multiplayer and theater), the radars are different, etc.

Mainly as Evan put it, to see the single player aspect of it in including vehicles, other weapons, enemies, level design amongst other subtle difference from multiplayer experience.
